Joint Venture Structuring Advice & Information Memorandum

Evahan assisted the John White Group of Companies with entity structuring advice and the preparation of an information memorandum for a Chinese corporate investor to invest in an existing tourism , vineyard and beverage manufacturing assets, the expansion of these business units and a greenfield hotel and cliff-top residential villa development overlooking the Tasman Sea.

Accommodation & New Hotel

  • 24 two-bedroom villa units and 3 three-bedroom villa units
  • 5 Bedroom country homestead
  • 6 bedroom backpackers lodge
  • Great management, year on year growth
  • Construct 60 room hotel (47m2 each).  Building Approval in place – AUD $10m Investment
  • Chinese Joint Venture partner feed Chinese tourists to resort

Residential  Development

  • Development Application approval for 16 (345m2) cliff top residences with ocean views
  • Design work complete
  • Construct 16 cliff-top residences for long term lease – AUD $15.2m

Beverage Manufacturing Business

  • Craft beer brewery producing up to 20 different styles of beer per year
  • Kothe 1500 litre distillery producing “IronHouse” branded single, vodka and gin, and in 2018/19 single malt whiskey, brandy, and white port
  • Triple production of single malt whiskey to 150 maturing 100 litre barrels per annum = 27,450 bottles per annum after 4 years maturity with matured value of $3.3m per annum -  AUD $1m Investment  over four years
  • Joint Venture partner assists with identifying Chinese markets for the whiskey, vodka, gin, brandy and white port products

 

Vineyard Asset

  • 36 hectares planted including pinot noir, chardonnay, sauvignon blank and Riesling grapes
  • 100ML Irrigation Water licence from Four Mile Creek and Heisis Gully
  • Outsourced production of “IronHouse” branded Pinot Noir, Chardonnay and Sauvignon Blanc wines
  • Increase Vineyard by 70 hectares  capable of producing 500 tonnes of grapes within 5 years – AUD $6.3m Investment
  • Construct winery and bring wine-making in house.  500 tonne yield would produce 385,000 bottles of wine per annum – AUD $2m Investment
  • Joint Venture partner assists with identifying Chinese markets for wines
